After the departure of the AC Delco Company, JW Knapps utilized the JI Case building as a receiving warehouse until the mid 1960's when Sears and Robuk (now known as SEARS) purchased the property for a distribution warehouse. This warehouse operated as the main distribution facility for Chester freezers. The JI Case building served as the "Chester" freezer hub for several years until it was purchased once again.
The JI Case building traded hands various times over the next several years until reaching stability in 1989 when it was purchased by Harry Hepler. Hepler rehabbed the old tractor factory in 1994-1995 when it was transformed into Michigan's very first micro-brewery, known as the "Blue Coyote Brew Pub." The success of the brew-pub was indicative of Lansing's growing economic standing and success. However, due to failed market conditions in the late 90's and early 2000's, the brew-pub closed. However, Hepler was embarking on a new mission; urban loft renovation.
With the close of the Blue Coyote, Harry Hepler began his most creative and exciting real estate endeavor to date; urban loft development. Beginning in 2000, in association with Hepler's own property and construction management company, H Inc., construction began on the first and second floors of the 113 Pere Marquette building; the first floor was renovated into approximately 7,000 sq. feet of commercial office space, with the second floor consisting of 12 residential loft apartments and 1 penthouse unit on the third floor. The basement level was renovated into an underground heated parking garage, providing tenants with comfortable, protected vehicle storage. Since their completion, the JI Case Lofts and Angevine Commercial Office Space have provided Tenants and Residents with a luxurious, urban living atmosphere unlike anything else in the Lansing area. Through his success, Harry Hepler brought big city living to Lansing, without the hassle of big city life.
